DESCRIPTION:
New office development adjacent to Rosyth Dockyard providing column free office accommodation over four floors arranged around a central core. The development provides at grade parking for 320 cars.
INVOLVEMENT:
Civil and structural design of the building and external works including underground drainage. Structural form is steel frame with insitu concrete composite floors al supported on tubular steel driven piles to bedrock. Cellbeams were adopted for the floor beams to allow the integration of the services and to provide an efficient floor to floor height module.
CHALLENGES:
Working on a development within a military area, with the requirement of vetting of personnel before access was permitted. Due to the level of contamination found the site was capped with either the hardstanding or 600mm of inert material plus an anti-dig membrane in landscaped areas. Development levels had to be carefully considered so that a cut/fill balance was achieved. Removal of contaminated material from site would have increased project costs significantly. At the end of the project a remediation strategy was undertaken and submitted to Fife Council to purify Planning conditions.

Development provides a large floor plate which is column free.
